An Operator Who Thinks Like an Investor

Most consultants either know the models or know the market. I know both—because I've spent my career on every side of the deal. From raising institutional capital into nine-figure funds to personally acquiring, renovating, and managing my own properties, I bring a depth of perspective that's hard to find in a single advisor.

I started my career at Phillips Edison & Company, one of the nation's largest owners of grocery-anchored shopping centers. Over six years there I worked across investor relations, capital markets, accounting, and underwriting—building a 360-degree view of how retail properties actually perform, how capital flows through them, and what investors need to see before committing.

In 2011, I started acquiring my own properties through ETP Properties. I've handled every piece myself: sourcing, underwriting, financing, renovations, and property management. There's no substitute for having your own capital at risk when it comes to understanding what assumptions really matter in a model.

I then served as Managing Director of Investor Relations at Ashcroft Capital, where I led equity raising with a strong emphasis on acquisition reviews. Before any deal went to our investors, I dug into every assumption in the underwriting—rent growth, exit cap rates, renovation budgets, operating expense trajectories. My job was to make sure the numbers told the real story.

Most recently, as Director of Capital Raising at BlackGate Partners, I've been the primary relationship with our investor network while staying closely involved in acquisitions—helping shape waterfall structures and return metrics to ensure deals resonate with sophisticated capital.

I hold a Bachelor of Business Administration from the University of Cincinnati, with a focus in finance and real estate. I've been fascinated with this industry since I was a kid, and nearly two decades later, I still love the work.

Now, through my consulting practice, I bring all of that experience directly to investors and sponsors who need institutional-quality underwriting and analysis without the overhead of a full-time hire.
